Thailand’s Long-Term Residence (‘LTR’) Visa: The Process at One Bangkok

CONGRATULATIONS, you have finally been approved for Thailand’s Long-Term Residence (‘LTR’) visa and now you are looking to have the physical visa stamped into your passport. This blog post takes you through the process that I went through at One Bangkok once my visa agent confirmed to me that my LTR visa had been approved by the Board of Investment (‘BOI’) of Thailand. This post does not discuss the process of actually applying for the LTR visa.

The website of the Board of Investment specifies the process of the LTR Visa Issuance. However, this blog post enhances these notes with my own experiences (as of July 2025) at the TIESC Offices in Bangkok.

Hotel Booking in Bangkok

When I visited Bangkok to have my LTR visa stamped into my passport, I stayed at Banyan Tree Bangkok. The hotel is about 10 minutes’ walk to One Bangkok so it’s really convenient if that’s what you plan to do. Otherwise, a short taxi ride from the hotel will have you there quickly.

Preparing for your Visit to the TIESC Offices

Make sure you prepare all your documents, ready for your appointment. Your visa agent, if you use one, will direct you as to what documents are required. Also take your original passport so that the LTR Visa can be stamped into your passport at the completion of the process.

Dress Code for your Visit to the TIESC Offices

My visa agent provided me with the dress code as shown in the graphic below in advance of my visit. I chose to wear a suit and tie. I was likely overdressed for the appointment as there were other people who came in long pants and a neat shirt. However, my recommendation is to rather overdress than arrive too casually dressed as you may be turned away.

Finding One Bangkok

You will get your LTR visa stamped into your passport by the Thailand Investment and Expat Services Center (‘TIESC’) in the mall called One Bangkok. One Bangkok is a large new mixed-use retail and lifestyle complex in central Bangkok near Lumphini, combining interconnected shopping zones with global and local brands, diverse dining, entertainment, green spaces, art installations and direct transport links. It’s designed as a vibrant urban destination blending shopping, leisure, culture and public space.

Finding the TIESC Offices at One Bangkok

The TIESC Office is located on the 6th floor of One Bangkok. However, you need to access the TIESC Offices from the 5th floor. There are many signs around the One Bangkok Mall directing you to the TIESC Offices. What I suggest you do is take either the elevators or escalators to the 5th floor and look for Café Amazon.

I recommend arriving early for your appointment time to make sure you are at the correct place, and then have a coffee at Café Amazon. Café Amazon is right near where you need to be to find the escalator that heads up to the TIESC Offices.

After having coffee, take the escalator to the TIESC Offices. I recommend getting there about 15 minutes before your appointment. You will see the reception desk on the 6th floor. I arrived at 8:50AM for my 9:30AM appointment so I was very early, yet I was still attended to immediately upon my arrival.

The LTR Visa Process at the TIESC Offices at One Bangkok

Once you arrive at the TIESC Office Reception Desk, tell them that you are there for the LTR Visa. They will then direct you down the passage to the left where you will be asked to have a seat in the ‘LTR Lounge’, the first door on the left.

Once called, approach the service counter and hand over the documents that you will have prepared in advance of your meeting. They will also ask for your passport so that the LTR Visa can be stamped therein once the process is complete.

They will also ask that you scan the QR Code at their desk which will start a service request for your visit. All it asks for is basic information such as your name, address and nationality. You will then be asked to take a seat while someone reviews your documents and takes copies of your passport. For me, this took 15 minutes.

You will then be asked to sign the photocopy of your passport and all the application documents.

You will then be asked to have your photo taken so that this can be included with your application documents.

After that I was asked to take a seat while the lady went to the Immigration Section to hand over all the documents in support of my LTR Visa application. I waited in the LTR Lounge for around 45 minutes before being called to the Immigration Department on the same floor. I was asked to take another photo and to pay the LTR Visa fee of 50,000 baht.

I paid the 50,000 baht in cash and I recommend that you do the same. I believe you could use your Thai banking app to scan a payment to the authorities but it is so much easier if you just have the cash on hand.

I waited in the Immigration Section for about 25 minutes while they verified all the documents. When I was there, the LTR Visas were issued at counters D16 and D17.

Upon verification of the documents by the Immigration Officer, my passport was handed back to me along with a blue receipt for the 50,000 baht that I paid. I then took my passport and receipt back to the lady at the LTR Lounge where I waited for another 10 minutes for the process to be completed.

Concluding Thoughts

I arrived for my appointment at 8:50AM and was done with the process, and had the LTR Visa stamped in my passport, by 10:30AM. The process is really efficient and fairly ‘idiot proof’. The lady in the LTR Lounge guided me through the process the whole way, making it very simple as to what I needed to do. She even took me over to the Immigration Section and told me where to sit and what I needed to do.

To be quite honest, the process and efficiency could not have been much easier. I was truly impressed by the service at the TIESC Offices and I trust that you will have a similar experience.

My Visa Agent for the LTR Visa

I tried to go through the process of applying for the LTR Visa myself. Honestly, I found that too cumbersome and could not really understand what the BOI was asking for when they replied to the documents that I provided. As such I decided to work with an agent to guide me through the process.

When I was looking for an agent to guide me through the process of applying for the LTR Visa, I was recommended to contact a lady named Suwanna (‘Mona’) Rachai who is based in Phuket. Mona was recommended to me by a friend based in Phuket who also guided me through the process of applying for my O-A residence visa when I lived in Abu Dhabi. Mona and I agreed on a fee for her services and I remitted an advance payment of 50% of the fee, with the balance to be payable upon approval of the LTR Visa.

I worked with Mona over a period of five months to provide the documents required by the Board of Investment of Thailand. I provided the documents to Mona who verified them for accuracy and to ensure that they met the requirements of the BOI. She then provided them to the BOI for further verification. Mona acted as the intermediary between the BOI and me, making the process reasonably simple along the way.
